Plans for a new housing estate near a County Durham school with parking issues have been approved, writes Local Democracy Reporter, Bill Edgar.
An application from housing developer Miller Homes for 99 homes on land near Gladstone Terrace in Coxhoe was supported by Durham County Council’s planning committee.
The new estate will include a mix of bungalows and two, three, four, and five-bedroom homes, including several available at an affordable rate.
Miller Homes said the “much-needed” housing would be built alongside the introduction of a Park and Stride scheme – a suitable parking area to alleviate issues with the nearby Coxhoe Primary School drop off and pick up.
The latest application was considered by the committee this week after councillors initially deferred a decision in July due to the potential impact on local school places, traffic, and the likelihood of locals being disturbed by barking dogs at a nearby kennels.
New access roads, footpaths, public open spaces and landscaping will also be created.
Councillors unanimously approved the proposal.
On-site work is expected to start in Spring 2026, with the first phase of properties expected to be available for homeowners to move in by the end of the year.
Scott Woodhouse, Reform councillor for Castle Eden and Passfield, said: “The developers have worked hard with the council to ensure this goes through; they’ve done a lot of improvements. The park and stride is a must to make sure it’s safe for kids to go to school.
Joe Ridgeon, director at Hedley Planning Services, speaking on behalf of the applicant, said there is a pressing need for more development to close the regional housing gap.
He added: “The Coxhoe scheme is a terrific development, creating a sustainable residential neighbourhood within easy access of local amenities. It would undoubtedly contribute positively to this part of County Durham and should be welcomed as a positive step forward in meeting local housing provision.
“There is always a need for affordable housing in the North East. The Gladstone Terrace development has been designed to meet the needs of the local community, with a mix of property types and sizes, providing a much needed leg up for those who might struggle to get onto the property ladder.”
